HEAVENLY CABINS - RENTAL CONTRACT
This agreement does not create a tenancy or residence. You must depart at the appropriate time.
This reservation will become confirmed upon receipt/confirmation of your deposit and this signed rental contract. Read, sign and fax this contract to E-fax 413-714-9742 or 828-322-1480. If you are mailing your payment, make check to Heavenly Cabins and mail c/o Weaver Insurance PO Box 746 Hickory NC 28603.
Applicant(s) agrees that the premises shall not be occupied by more than the number of people below:
There are __ Adults (anyone over 12 yrs old) and ___ Children (under 12 yrs old) in our party.
CHECK-IN IS AFTER 3:00 PM EST **No Early Check-Ins (POSSIBLY LATER DURING PEAK SEASON)
CHECK-OUT BY 11:00 AM EST ****A $150 CHARGE WILL APPLY TO GUEST FOR LATE CHECK-OUT OR EARLY CHECK-IN. **PLEASE GIVE US AN ESTIMATED TIME OF ARRIVAL & DEPARTURE TO ASSIST HOUSEKEEPING STAFF !
No Pets are allowed without prior written approval and a non-refundable pet fee. If pets are found to be on property without approval, a $200 charge will apply and you may be forced to vacate without refund. Any damage will result in additional cleaning or repair costs charged to you.
No Smoking is permitted inside of the cabin.
No rentals will be permitted to anyone under the age of 21.
No Daily Maid Service unless pre-arranged for an additional charge.
No house parties, loud or offensive behavior such as to disturb neighbors will be permitted. We have the perogative to terminate this agreement and ask disruptive guests to vacate without refund.
FALSIFIED RESERVATIONS — Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party will not be permitted to check-in.
We will NOT assume any responsibility for inclement weather, road conditions or early departure for any reason.
Do Not sit or stand on Hot Tub cover, no lotions, soaps, etc in hot tub, damages will be charged to applicant/guest. *Also you are soley responsible for reading and abiding by all health/safety warnings noted at the Hot Tub** A $350 CHARGE WILL APPLY TO GUEST FOR ANY DAMAGE TO HOT TUB COVER.
Upon departure, we ask that you leave kitchen clean, put dishes in dishwasher and start machine, collect trash and put bags in outside containers BEING CERTAIN TO SECURE IN CONTAINER WITH LID COMPLETELY CLOSED. It is very helpful to take off sheets and gather dirty laundry together near laundry facilities as well as starting a load of towels. Be sure that windows and doors are closed and locked. Do not leave out any food or trash.
The Security Deposit, whether by check or held on Credit Card is provided as security against damage to house or property, theft, late check-out and violation of any renter’s agreement contained in this Agreement. An inspection is done after each check-out for any damage done to real or personal property. The applicant(s) shall be liable and solely responsible for any property damage, accident, injury to any person or loss sustained by any person, including loss of money, jewelry and other items of personal property, arising out of or in any way related to applicant(s) use of the premises or the items of personal property provided by owners. Applicant(s) hereby agrees to indemnify and hold owners harmless from any and all claims including those of third parties, arising out of or in any way related to applicant(s) use of premises or items provided therein. Applicant(s) assumes the risk of injury or other losses relating to any recreational activities and will hold owners harmless with respect thereto.
Mastercard, Visa, Approved Check, Cashier Check or Money Order will confirm your reservation with a 50% deposit along with signed Rental Contract. Upon receipt of your deposit and signed Rental Contract you will be sent by E-mail (preferred), Fax or US mail, a confirmation showing the date the balance is due. Final payment including tax, any security deposits or fees is due 2-3 weeks prior to check-in (see Reservation Form for date due). (If reservations are made within 2-3 weeks of arrival date, full payment is due immediately). When final balance is received you will receive directions with all necessary check-in instructions.
If reservation is cancelled 30 days or more prior to arrival, a refund will be given less a cancellation fee.
NO REFUNDS will be given for cancellations less than 30 days prior to arrival or for early departure for any reason.
Applicant(s) agrees to leave premises and personal property in good undamaged condition as when occupancy commenced other than normal cleaning. Applicant(s) understands that owners reserve the right to charge for any repairs, replacements or special cleanings.
